ISLAMABAD: Prime Minister Shehbaz Sharif has chaired a high-level review meeting to finalize a comprehensive implementation strategy for the newly restructured “Wazir-e-Azam Apna Ghar Program – Ghar Ho Tu Apna.” Aimed at mitigating the acute accommodation crisis faced by lower and middle-income segments across Pakistan, the government has formally approved a multi-channel operational framework to fast-track housing finance accessibility. The updated state-backed initiative is designed to drastically lower financial barriers for first-time homeowners struggling under inflationary pressures.
Under the updated housing finance mechanism backed by the State Bank of Pakistan (SBP), eligible citizens can secure long-term commercial or Shariah-compliant funding up to PKR 10 million with a maximum tenure of 20 years. To ensure high affordability, the federal government has fixed a heavily subsidized markup and profit rate of just 5% for the first ten years of the loan. The scheme features a highly accessible 90:10 loan-to-value ratio, allowing applicants to enter the real estate market with only a 10% equity contribution, while eliminating standard processing fees and early repayment penalties.
The program’s updated scope covers the direct purchase of constructed houses or apartments, standalone construction on previously owned land, or the combined purchase of land and subsequent construction. Space limits are capped at residential units up to 10 Marla (2,720 sq. ft.) and flats up to 1,500 sq. ft. During the session, the Prime Minister directed relevant financial institutions and designated commercial bank branches to streamline application workflows and deploy simplified documentation parameters, creating a smoother path for salaried, self-employed, and informal income earners to achieve homeownership.
